Windows 98se Dos XMS Memory

Trying to get virtually any point and click adventure game to work. Kyrandia Book 1 plays great, but no digitized speech. When I'm in Dos and enter the MEM command, XMS memory total memory is ~64MB, but free memory is closer to 256MB. Used is just a "?"

Any ideas on how to resolve?

IIRC, people used VDMSound to get sound and music in DOS games running under Win98.
